Le Corbusier's Master Plan

Considering broadly, Le Corbusier’s plan was similar to the plan prepared by a team that was led by Mathew Nowicki and Albert Mayer . The only difference lied in the shape of the city plan. The network of curving roads was modified to a rectangular shaped network. This grid iron pattern not was planned keeping fast traffic flow in mind and also it reduced costs by reducing area, so it was economically beneficial. Conceived as a post war city, the ‘Garden City’ had no scope for vertical and high rise buildings. Such buildings were ruled out considering the living habits of resident people and also their socio economic conditions.

Catering to a population of half a million people, this city’s master plan was materialized in two phases due to economic constraints. The first phase of this plan took shape with 30 sectors that were of low density. These sectors were spread over and area of 9000 (Sector 1 to 30) and was for 1, 50,000. The second phase had 17 Sectors ( Sectors 31 to 47) spread over 6000 acres with considerable high density for 3,50,000 people.

Sector- The Basis Planning Unit

Sector is the basic module of this city’s design plan. The size of a neighborhood unit is 800 meters x 1200 meters. With schools, shops, health care facilities, places of worship and recreation centers, these are completely self sufficient units. The size of plat and the areal topography are the factors on which the population of each sector depends. It may range from 3000 to 20000. The V4 Street which runs from North-West to South-East across the sector is the shopping street along which all shops are located.  The entry of only 4 vehicles is permitted inside each sector, giving it an introvert character.

A single continuous, long ribbon like shopping street is formed by joining each sector’s shopping street to the shopping streets of the adjoining sector. Each Sector has a central green and this green patch extends to the green of the next Sector.
